Career change from architecture to finance/investment management?

I’m 34 w/ a MSc in architecture. Been an architect for the past 7 years, but now looking for a serious career change. I’m considering doing the CFA program to find a job in investment management, but wondering if I make any chance at all getting a good job at my age given my lack of finance/economic education and work experience so far. Any tips?

How do I report interest in 2006 for an investment property sold in 2005?

Hi. I received a 1098 substitute form in the amount of $2000 for interest on an investment property loan. Funny thing is, I sold that property on Dec 30, 2005. So for my 2005 tax return, I submitted a form 4797 for the sale of the property. So maybe the loan wasn’t paid off right away and interest accumulated in 2006. The 2006 interest must have been paid from the closing costs… after the closing on Dec 30, I did not personally pay for any additional expenses on the property. So how do I report what would normally be a business expense of $2000 for a property that I never owned in 2006? Or maybe I should not include the 1098 in my 2006 return since I did not pay anything on that loan in 2006???

I have both basic finance and statistic classes this semester. My stats professor suggested the Texas Instruments TI-36X, which my finance teacher suggested the Texas Instruments BA-II PLUS. I only have the money to buy one, and the ti-36x is cheaper but I need to know which one has the features for BOTH subjects

Can I buy a commercial property as a residential property?

I am interested to buy a property for my retirement in a remote area so I can reside there. The part of property has commercial area which is a casual restaruant and an antique shop, but the majority of the property is a house. Also, I have no intention of running any of business but I would like to lease them to tenants. Can I still get a loan as a residential mortgage?

We purchased the property for a 10 year old minor with the intention of us making the monthly mortgage payments and the child receiving the monthly rental income (approx. 12K annually) to put in a savings account.
