October 17th, 2011If I receive $4000.00 for per month for rent on a commercial property and an additional $1000.00 per month for a 3 year purchase option at $500,000.00 that the option proceeds are not income until the option expires in three years or are exercised. If the option expires it would be ordinary income and LTG if exercised.
How to Sublease a Commercial Property?
October 6th, 2011I made a mistake and signed a two year lease for a commercial space and now it is catching up to me. My landlord has agreed to allow me to sublet the property to another tenant or if I can find a tenant who wants to lease the space for 2 years, my contract can be completely voided.
I have been trying to find someone to occupy the space for 3 months now, and it’s not easy. I have posted several times on Craigslist and received 4-5 calls, but only one person even came by to look.
Does anyone have any other suggestions on where I could look for a tenant? The space is 1800 sqft and located on the 2nd floor, so it would be ideal for most businesses except those that are looking for a retail space. I spoke to a couple realtors, and no one seems too interested in helping me lease the space.
Should I take out a newspaper ad?
Should I pay for an online listing service?
Are there other places like Craigslist to post? (I find Craigslist the most popular)

If I were to rent a commercial property, I would like to know what the insurance terms would be like. How would it be written out on a piece of paper? What are all the details that are required to be down in writing? How does it look like? I am not asking for specifics or anything just an example. what is the potential impact on my personally if a bank puts a lien on my commercial property?
September 15th, 2011I have been paying deligently every month on my line of credit and now the bank is considering not renewing my loan. They hold the second mortgage on the commercial property and another bank holds the primary loan. What is the worst case situation the bank can force upon us??? September 9th, 2011How does one go about assessing the value of a piece of commercial property? the key point is “location, location, location”, yes, the building is in a pretty good location in a older neighborhood where not many transactions per year. also, the seller does not have use a real estate agent. i used the formula
(rental price / square feet)*(actual area)*(25 years of mortgage payment)
trying to determine what would be the good starting point for me to bargain. anybody got other good ideas?
