UK estate agents often write “premium offers invited” on commercial property details – particularly those that are ‘under offer’. They offer no further explanation or clarification. Surely they can’t blatantly be encouraging people to gazump their customers… so what do they mean?

For my business school project, I would like to create a work flow of the best practices in property management in DC/MD/VA for commercial and residential properties. This would include the steps and form for:
a. taking in a client that is/will be a property owner; and
b. taking in a client that is/will be a property renter.

Trade organizations that I have contacted (BOMA, IREM, and NARPM) do not have any such documentation (or did not want to share with a student). I do not know anyone in the business so I cannot interview a company, as much as I would like to.

Can you help me?
Do you have a website at which I should look?
Do you work in a property management company and are willing to take a few moments for a phone interview?
Do you have a suggestion of whom I could talk to?

I found a great deal on a commercial property and I need to know what I can do to purchase it. I have never done a commercial type loan. Are there mortgages for these types of buildings? Asking price is $385,000 and I would need to do close to 100% maybe 95%. ANy suggestions would be great.

If I receive $4000.00 for per month for rent on a commercial property and an additional $1000.00 per month for a 3 year purchase option at $500,000.00 that the option proceeds are not income until the option expires in three years or are exercised. If the option expires it would be ordinary income and LTG if exercised.

How to Sublease a Commercial Property?

I made a mistake and signed a two year lease for a commercial space and now it is catching up to me. My landlord has agreed to allow me to sublet the property to another tenant or if I can find a tenant who wants to lease the space for 2 years, my contract can be completely voided.

I have been trying to find someone to occupy the space for 3 months now, and it’s not easy. I have posted several times on Craigslist and received 4-5 calls, but only one person even came by to look.

Does anyone have any other suggestions on where I could look for a tenant? The space is 1800 sqft and located on the 2nd floor, so it would be ideal for most businesses except those that are looking for a retail space. I spoke to a couple realtors, and no one seems too interested in helping me lease the space.

Should I take out a newspaper ad?

Should I pay for an online listing service?

Are there other places like Craigslist to post? (I find Craigslist the most popular)
